Santorini’s luxury hotel market is unusual: you’re not mainly paying for the room, you’re paying for which direction it faces. A caldera view can double the price of an otherwise identical property.

Imerovigli is the quiet recommendation. Same caldera view as Oia, considerably calmer, and usually cheaper.

Caldera-view luxury runs roughly €350–900 a night in peak season, and the top cave suites go well beyond that. Without the view, comparable quality is €150–300.
Shoulder season changes everything: May and October rates are frequently half of August for better weather to walk in.

What to check before booking
- Steps. Caldera villages are built into a cliff. Some hotels involve 200+ steps with no lift and no vehicle access. If that’s a problem, ask specifically.
- “Caldera view” vs “partial caldera view”. The second often means a sliver between two buildings.
- Pool size. Many cliffside hotels have small plunge pools, not swimming pools.
- Luggage transfer. Better hotels carry bags up; otherwise you will.
- Distance to the sunset spot in Oia — it gets extremely busy, and staying close matters.
When to go
- May–June: warm, green, far fewer people. The best time.
- July–August: hottest, busiest, dearest.
- September–October: warm sea, thinning crowds, falling prices.
- November–March: many hotels close entirely.
