Santorini’s luxury hotel market is unusual: you’re not mainly paying for the room, you’re paying for which direction it faces. A caldera view can double the price of an otherwise identical property.

Imerovigli is the quiet recommendation. Same caldera view as Oia, considerably calmer, and usually cheaper.

What to check before booking

  • Steps. Caldera villages are built into a cliff. Some hotels involve 200+ steps with no lift and no vehicle access. If that’s a problem, ask specifically.
  • “Caldera view” vs “partial caldera view”. The second often means a sliver between two buildings.
  • Pool size. Many cliffside hotels have small plunge pools, not swimming pools.
  • Luggage transfer. Better hotels carry bags up; otherwise you will.
  • Distance to the sunset spot in Oia — it gets extremely busy, and staying close matters.

When to go

  • May–June: warm, green, far fewer people. The best time.
  • July–August: hottest, busiest, dearest.
  • September–October: warm sea, thinning crowds, falling prices.
  • November–March: many hotels close entirely.
